This is a 2 bedroom (really 1+1), 2 bathroom loft steps from Queen and River Street in the Brewery Lofts. It is listed at $899,900.
Sure, the furniture makes this place great but even without it, that is a good kitchen, the bathrooms are nice and the space is good. Actually, the kitchen makes the loft one floor up that was featured in Toronto Life seem cheap. That was 2 years ago and it was listed at $819,000. From what I have seen though, most featured homes in Toronto Life are usually houses that aren't selling so I am guessing that place didn't sell for asking.
Is this current loft too much? Maybe a little. I wonder if it comes with those wall shelves. The listing doesn't say either way but that would probably help.
The listing also states that taxes for 2012 were $445,459. I think that is a typo.
The monthly maintenance fees are stated as $684,68. I don't think that is a typo.
If you go by the minimum square footage stated, this loft costs $556/square foot.
Would you rather live here or the loft at 245 Carlaw Avenue? It has slightly higher fees but is about the same size and is $360,000 cheaper!! Even after updating the kitchen and bathrooms and getting rid of that bedroom wall thing, Carlaw is still almost $300,000 cheaper.
And MUCH brighter.
Corktown or Leslieville. What's your choice?
PS. Of course...there is a tricked out Vespa (at least it looks like one) in front of this building.
