140 Fulton Avenue - PLAYTER ESTATES
This is a 4 bedroom, 4 bathroom new semi on a 19 x 132 foot lot.
In 2008, it was for sale as a duplex and listed at $475,000. In 2009, it was listed again for $749,000.
It seems as though the reno was done then but it still looks great. Perhaps they changed the floors, they did change the front deck and did some landscaping, but I don't think much else has changed.
I am not sure what it sold for in 2009 (I am guessing in the $8s) but it is now listed at $979,000.
I am not sure about the living room chair and couch but other than that, I like this house.
The floors are amazing, the kitchen is great with 2 fridges(!!!) and lots of storage space but I am not sure if that marble floor would feel like too much marble. It looks good in the pictures though...
The master bedroom is a good size with a large walk through dressing room to the simple but good bathroom. Plus, there is a whole other washroom on this floor that is also simple but done well!
The rooms on the third floor are a good size though you need to walk through one to get to the other it seems. That's not great for teenage kids.
The basement is finished with a separate entrance and there is more of that Tiffany blue...
The yard is a good size though I wish the back of the house was opened up to the yard so that you could see more of it from inside.
It comes with the play structure, the window coverings (which are IKEA, not custom, but look great), and all the light fixtures. And unless those are rip offs, those are Hicks pendants and they aren't cheap!
The house itself reminds me of the house at 104 Fuller in Roncesvalles that I thought could sell for $923,000 before I realized the city owned half of the yard. It was smaller and not done as well but was still similar. It sold for $852,000.
It is also similarly sized to the Riverdale semi at 140 Fulton that recently sold for $979,900. It had a garage but was not close to being as nice as this house.
Since this house doesn't have parking, it seems like it is priced right...
But considering that a similarly sized semi down the street at 184 Fulton that will need renos soon, if not now, sold 2 weeks ago for $1,050,000...
I think this house could easily sell for $1,100,000 or $1,111,000. If it had parking, I would even say $1,150,000!!!
