Though this newly renovated 4+1 bathroom, 4 bedroom home is not in Cedarvale, the neighbourhood that I have decided to watch more closely, it is located just several blocks north.

It's too bad it is set so far back from the street because that back yard is really small.  Nice, but small.  But I guess there is that massive deck about the garage.

And the inside is very spacious.  The bedrooms seem almost abnormally large.  Unfortunately, two of them are on the main floor.  That might make someone nervous.

I do like the style of everything especially that kitchen.  It is simple and has clean lines.  And it's bright!

It has a double garage with parking for 6 cars total and sits on a 50 x 128 foot lot.

It kind of reminds me of the house in Swansea at 72 Ellis Park Road.  That place sold for $1,530,000

This place is listed at $1,495,000.  If it weren't for the 2 bedrooms being on the first floor, I would say this would sell fast and for over asking.

But those bedrooms are strange and the backyard is small.  

Not to mention, that is a lot of front yard grass to have to mow.

I think this will sell closer to $1,445,000.

That sliding glass door into my kid's bedroom right at the front steps would freak me out.

UPDATE:  thanks to Sara for pointing out that this house was first listed in September for $1,576,000.
