314 Palmerston Boulevard - PALMERSTON

This 4+1 bedroom, 6 bathroom home on a 25.13 foot lot is located in the converted church formally known as Centennial United Church at College and Palmerston.

The property was purchased by Canadian developer Matthew Kosoy and was originally intended to be broken up in to 28 'contemporary heritage lofts'.  But on the advice of his father, Kosoy spoke with Joe Brennan who convinced him to convert the church into 4 luxury units.  

Brennan is now the owner of the biggest of the 4 suites after leaving his Rosedale conversion and a condo in his own project called 155 Cumberland.  The rooftop of that project is currently listed at $28,000,000.

Brennan's townhouse in this church conversion is 10,000 square feet that encompasses the front of the church including the tower which houses his office

There is a second unit that is 8,000 square feet and the 2 remaining, including this unit, are 5,500 each with a 1,500 square foot roof deck.

The interior of this unit was designed by Mazen el-Abdallah of Mazen Studio and the architect was Anthony Fieldman of Raft Arhitects*.

And though it doesn't 'break records' like the penthouses in the video above, it is pretty pricey for the neighbourhood.

It has actually been listed since 2010 but no price has been released until know (perhaps because construction is now complete).

This townhouse is currently listed at $4,450,000.

I wish there were more pictures but I am sure it is all impressive.  It has a 2 car garage.  If you like College Street, it has a great location.  You know it was done by an excellent designer and architect....

Just not sure there are a lot of buyers right now for this kind of space in this neighbourhood.

I wonder what the other similar sized unit sold for.  I feel like this might be a bit high.

But if it were in the Annex or Yorkville, this would be a $5,750,000 house!

Too bad the mechanical room opens up into the nanny suite.

NOTE: An earlier version of this post stated, as per the 2010 article about this conversion in the Globe and Mail, that this property was designed by Fenwick Bonell of Powell & Bonell with a clear imprint of Joe Brennan's style.  We were contacted by the owner and developer of this property, Matthew Kosoy, who corrected us in saying that the property was in fact designed by Mazen el-Abdallah of Mazen Studio and the architect was Anthony Fieldman of Raft Arhitects.  Joe Brennan was only part of the restoration of the outside of the building.
