90 Chestnut Park Road - ROSEDALE
This is a 4 bedroom, 4 bathroom semi on a 55 x 67 foot corner lot.
Clearly there is no backyard, only a front and side yard but there is parking and a garage.
The kitchen isn't huge which could be a problem if you are a family but the house itself is big. There are lots of big bedrooms and the master has a walk through closet. Too bad the bathroom looks dated.
Actually, even though the house is really nice, it looks like not a lot has changed with the whole place for a while. From this link, you can see that not much has changed since 2007 when it was listed at $1,629,000.
I am not sure how much it sold for then but it was listed again in 2010. Not sure what it sold for but it sat for a while until the price was eventually dropped to $1,995,000.
So, is the same house with no changes (except for that patio and fence which I feel was done after the 2007 listing) worth 10% more only 2 years later?
I don't think so.
It just means the kitchen is 2 years older and there really isn't a lot of storage there.
The semi across the street at 155 Roxborough sold for $1,975,000 in April. They are basically the same house though I like this one more and it is a little bigger. Thing is, the house across the street had a bigger basement, a bigger kitchen, and though it was full of pea gravel, it had a bigger yard.
Is this a family house? With no yard and a small kitchen? Maybe but that could get annoying after a while.
It could be a great empty nester house though with the odd grand kid and friend visit!
I think this house will sell for $2,050,000.
