I really like this 4 bedroom, 3 bathroom house from the outside.  It is very inviting.

Too bad the front hall isn't.

This place is dark and dated.  It needs a lot of work.

But since it was listed at $1,200,000 and sold for $1,305,000, I am guessing someone is prepared to do that work and live here for a long time.  Once this place is brought up to date, it will be a great house!

Would you rather live here with another $300,000 top to bottom reno or at the house at 75 Ellerbeck that sold for $1,205,000 in March?

Though the final price might be a bit higher once renos are done, I would choose this place!  Better street and a better lot (35 x 110 vs. 30 x 90).

Still, it's kind of nuts to think that this will eventually be an at least $1.5 million house after renos!
