110 Hepbourne Street Unit 103 - DUFFERIN GROVE

This converted church annex building looks more like a school to me but it is definitley a church.

It is called Hepbourne Hall and this unit is 'The Signature Suite'.

You've got to think it is pretty great then....and I am sure it was in 1988 when they used extra granite from Scotia Plaza for the kitchen and bathroom countertops.  Okay, this place was probably done more recently than 24 years ago but it could use some updating.

I am not into the colours of this place but if those were changed, this could be a really good condo.  There is the family room right of the kitchen and the living room with great windows and a great fireplace.  And there is a good sized patio right off of it though the doors.

This is a 2+1 bedroom, 2 bathroom condo in 2,225 square feet of space.  It has it's own 2 car garage, a sauna....and only $396.62/month condo fees.

The asking price is $1,150,000.

I see the potential of this place but I think it would cost a bit of money to do it right.  And it is only 2 bedrooms.

In a neighbourhood where you can get a detached 3 or 4 bedroom with parking for the same price, I think they are going to have a hard time selling this at this price.  

The cat obsession and stuffed animal collection aren't helping either.
