110 Park Road - ROSEDALE (UPDATE)

This house, located just down the street from the house at 107 Park Road that was on the market for months, was last listed 4 years ago in 2008 for $2,125,000.  It looked like this...

(there's a little bit of Magic Mike happening on that driveway...)

Here are the old interior photos (UPDATE:  I have added the exterior 2008 listing photo below.  From the photos above, it looks like the current sellers did an extension but that space was already there.  They seem to have just squared it off, removed a wall and the butler stairs, changed the windows and moved the entrance to the side)...

It sold for $2,025,000

Clearly they spent lots of time and money renovating this place.  But the inside is not what I expected to see.

I thought this kitchen that Tommy Smythe talked about on Canadian House and Home was the kitchen for this house (click on the photo to see the video).

But it isn't.

This house is all very well done but there is a new build vibe to it.  I think it is all the white and brown and even though I am a fan of white and brown, this is too much for me.  Or maybe it's the elevator.  I don't get elevators.

There are 5+1 bedrooms, 6 bathrooms and it sits on a 38 x 145 foot lot.  For Rosedale, that is a good size.

It is now listed at $3,800,000.  They have clearly spent at least $1,000,000 renovating this place but I feel like it is still too high.  

Considering that  the place at 106 Crescent Road never sold after it was listed at $3,379,000, I think it will be difficult to get $3.8.

$3,550,000 maybe but not $3.8.
