18B Farnham Avenue - YONGE AND ST. CLAIR

There are a lot of things in this 3+1 bedroom, 5 bathroom semi on a 20.6 x 165 foot lot at Yonge and St. Clair.

There is a lot of plants, lots of pillows, whatever those things are on top of the cupboards in the kitchen, blankets, magazines, straw, little figurines in the living room and third floor office, curtains, art that I don't get.....just a lot of things.

And it's not like there isn't enough storage in this house to put that stuff away for the listing.  

If you were to picture this house with less stuff, different light fixtures, and new paint, this house could be pretty great!  The kitchen is a bit dated but if that were updated, this house would be terrific.  I would move the dining table from the back of the house to where that round table is and make that back room a family room though.

I wouldn't say this is necessarily a family house but it could be.  That third floor office would have to be converted back to a bedroom.  But a teenager could live in the basement, then there are 2 kid rooms and a master upstairs.  Or live here as an empty nester with a third floor office, a guest room, a family room off the kitchen and a big entertainment room in the basement.

This house offers a lot, the location is great.  It is right on Yonge, steps to St. Clair and Summerhill, and it has a 2 car garage.

So, why has this house been on the market for 3 weeks without selling?

Well, I think there is too much stuff in the house and that is distracting, it needs work, and the price might be a little high.

It is listed at $2,195,000.

If the kitchen were up to date, I do think this would be the right price but that kitchen needs to be done.  If you are spending this much money, you want a kitchen that isn't dated.

So, I think the cost of the kitchen needs to come out of this price.  And perhaps the cost of updating the bathrooms.

$2,050,000 makes more sense.
