225 Havelock Street - DUFFERIN GROVE

The stager of this house did a REALLY good job.

And so did the agent for convincing the owners to spend the money to paint the outside and the inside to freshen it up!

This house could be gutted but it isn't necessary at all.  The kitchen needs to be redone.  It is very old but the flowers, the runner, and the butcher block are distracting from that.

Upstairs is the same story.  You can see the floors are in rough shape and will need to be redone.  The bathroom isn't huge but could be really great once redone.

Only thing is that room with the stairs to the third floor.  There is no WAY I would be able to sleep in there.  That third floor room has got a bit of Flowers in the Attic thing going on.

But the staging in the rest of the house is done so well, it is easy to overlook that.  And it will be easy to fix up.

This house is listed at $849,000.

It is a 5 bedroom, 3 bathroom (update: it's actually 2, I confused the number of storeys with the number of bathrooms) detached house in Dufferin Grove on a 25 x 147 foot lot.  It doesn't seem to have parking but it is located steps to transit on Bloor.  Currently it isn't the best stretch of Bloor either but it will get better fast.

Given the size of the lot, this house could probably built out as well but that would probably only make sense if you were staying here for a while because I don't think this neighbourhood would give that return quite yet.

But say, if you were to put $250,000 into this house which could get a you a really good house, could it be worth $1,100,000?

Definitely!

Probably more like $1,300,000 if you did it right.

Problem is the parking.

I don't think this house will sit for long and will probably sell for closer to $900,000.  Maybe a little higher.

At least that attic isn't as creepy as the house at 58 Annette that sold for $741,000!!!

Okay, now that I think of it, this place will definitely go over $900,000.

PS.  what's with the toilet under the fuse box in the basement?
