After the 3+1 bedroom house at 38 Menin sold for $1,060,000, I decided I was going to post more houses from Cedarvale.

Thing is, they don't come up very often.

This house just came up today.  It is a 4+1 bedroom, 4 bathroom house on a 35 x 100 foot lot just south of Eglinton.  And when I say 'just south', I'm talking 2 doors away.  That is really close but at least this is a one way street going towards Eglinton and there are a LOT of traffic rules for this neighbourhood.

It's a new build but I like it.  There are a few things that I am not crazy about like that faux brick wall (even if it is real, it's not something I would want to keep), and the door to the backyard.  It looks like it is a door to a closet or the basement of something.  Oh, wait!  Maybe it is glass and they just have the curtains down.

Otherwise, everything about this house is good.

It is large, works really well for a family, and all the bedrooms are big.

And that garage with the side entrance near the powder room is a BIG plus.

This house is listed at $1,599,000.

I think this is a good price.  The proximity to Eglinton might be a downfall for many but could be a plus for some.  Because of that, I think this might be more of a $1,550,000 house but I don't think the asking price is far off.  

This is a hard neighbourhood to get into and if this is where you are looking, this is a really good option.
