438 Sumach Street - CABBAGETOWN
This is a 2 bedroom (really?), 1 bathroom semi on a 27.67 x 25 foot lot.
So the lot is wider than it is deep which means that this place isn't big. It does have a deck through those black doors and a parking spot though. That is a BIG plus, especially in Cabbagetown.
The size of this house reminds me of the house at 122 Shaftesbury in Summerhill that was listed at $789,000 in March 2011 (when it sold for $730,000) and then $755,000 in February 2012 (not sure what it sold for) but it had a finished basement
This house is listed at $629,000. Comparing the two houses, this seems like a lot, especially since this kitchen looks like it came from a studio apartment. And I don't think that second bedroom could be used for anything more than an office. It is small. But both houses have small second bedrooms.
Something about this kitchen is making me want to paint it black. If you are going to have a studio kitchen, you might as well make it look like a piece of furniture and not try to have it blend into the background. (Or do you think that would be too much black? Maybe just the lower cabinets?) Perhaps they thought the white would hide the fact that the cabinets aren't the best.
The rest of the house is good though. I like how they have used IKEA kitchen cabinets for the bathroom vanity. Too bad they didn't do the same in the kitchen.
This is an all around good house. My only complaint is the kitchen. And the size. Too bad it didn't have a finished basement like the Shaftesbury house. I feel like the price of this house is a little high as well but some tiny places in Cabbagetown have been selling for similar prices recently.
I don't think this will sell right away but I also don't think it will sell for much under asking.
They just need to find a buyer looking in Cabbagetown for a condo alternative and the parking spot will seal the deal.
I think this will sell for $613,000.
