501 Euclid Avenue - PALMERSTON

This semi is a 3+1 bedroom, 5 bathroom on a 21 x 127 foot lot in Palmerston just north of College. It is located just down the street from the semi at 469 Euclid that sold for $937,500.

It is clearly a flip as this is what it looked like only a year ago when it was listed at $899,000....

I think the colour scheme of this house before the flip was inspired by this photo....

There is a lot of Rolf the Dog brown, Fozzie Bear tan, Sam the Eagle teal, Kermit the Frog green, and Sgt. Floyd Pepper red happening.

Paint colours aside, there was clearly a LOT of work done to this house to get it to where it is now. I don't love a lot about it but it is a good size. Unfortunately it is only 3 bedrooms and I am not a fan of that 3rd floor bedroom/loft or bathroom. I suppose the third floor could become the master but there is no bathtub. That could bother some people.

Plus, that front room on the first floor isn't big enough to be a living and dining room so the back family room would probably become the living room.

I am also not a fan of the concrete block tiles in the backyard or the fact that there is no longer a garage (was it in such rough shape that they had to tear it down?).

But if you like the new build look and you don't need a living room that isn't in the kitchen, this is a really good house.

Problem is......The price.

This house is listed at $2,188,000.

For only a 3 bedroom and no separate living room, this is a LOT.

I would say this is a $1,899,000 house at the most.

But I also thought the selling price of its neighbour was crazy! This one will be interesting to watch.
