58 Earlscourt Avenue - CORSO ITALIA

I am not sure if this is a flip or just a recent reno but as you can see from the street view, this place has had a lot of work done in the last 3 years...

Well, at least the mustard yellow is gone, grey siding has been added, the bricks in the garden have been replaced with actual plants, and the screen door has been removed.

Inside has clearly had a LOT of work.  They have opened up what I assume was a crowded first floor.  I don't think I love the Brazilian teak floors.  They are a little too orangey-pink for me but I do like everything else.  The book shelves are simple but clean.  Either that glass coffee table is super clean or there is no glass there.  The kitchen is kind of odd with the fridge in the middle but there is still light that comes through the windows and you can still see into the backyard.  And there is tons of storage

Upstairs has what looks like might be the original floors but the bathroom has been redone and it is all really bright.

There are 3+1 bedrooms and 2 bathrooms in this house and it sits on a 17.75 x 128 foot lot.  It has a garage in the back and the basement is finished.

But I think the $619,000 price tag might be a little high for this neighbourhood right now.  There is a detached down the street at 129 Earlscourt that is listed at $454,900.  Sure it needs a LOT of work and sure this is an area of the city that is starting to see some pick up but I don't think this neighbourhood is ready to go in the $6s.

I feel like $599,000 would have been a better price.

If you plan to stay here for 5 or more years though, this is a house that will definitely go up in price!  Especially if people start planting some more trees!  This neighbourhood is a little low on trees.
