PRICE DROP #3 - 2 Montclair Avenue - FOREST HILL

This house was originally posted in December 2011 when I compared it to the house at 138 Bedford Road.

That house on Bedford was listed at $4,450,000 and after a price drop in May and then another one in Septmeber, it finally sold a few weeks ago for $3,500,000.

This 5+1 bedroom, 9 bathroom house on a 56.33 x 141 foot lot at the end of a dead end street was first listed at $5,590,000.

I like the house but it was too expensive and I didn't love the furniture.  It's all a bit faux French chateau.

It didn't sell and the price was dropped in February to $5,549,000....that's a total of $41,000.

Clearly that wasn't going to make much of a difference so they dropped the price again in April to $4,790,000.  This time they were getting serious!!!

I thought it was maybe a $4,300,000 house.

Again, it didn't sell and it was put up for lease in July for $19,500/month but it was still listed for sale.

When the house on Bedford sold, I wondered when Montclair was going to drop their price....

Well, it took 3 weeks.

The new price is $4,498,000.

I'm still going with $4,300,000.....maybe $4,250,000.
