PRICE INCREASE - 42 Westmoreland Avenue - DOVERCOURT PARK

WHAT is going on here!?!?!?!

Just yesterday, I posted this house because of a relist and price DROP.

It was first listed in March at $899,000 and I thought it was $100,000 overpriced.  It never sold so they dropped the price in April to $849,000.

Again, it never sold and was taken off the market.

Here is the video of the house from that listing (it's kind of creepy)...

Six days ago, it was relisted at an even lower price of $734,900 and this is what the listing said...

I wasn't sure if it was a Uffi issue or what it was that would warrant this kind of listing description but one reader who looked at the house in the spring wrote this comment on yesterday's post...

We actually stopped by to see this house last year during our visit to the Loft conversion that was being built right beside this house. The reason for the disclosure above is the result of the Loft conversion. Apparently, once the Loft conversion is complete, this house will not have any backyard. Instead, what it will have is a garage entry way running below the house. The plus, this house will have an underground garage, fully paid for. The downside, when building the under ground garage, the developer will need to knock down a wall in the basement. Once complete, there will a lot of traffic going under the house. Hence, the lower price. I agree with you that this house has a huge potential. Solidly built, just too much string attached.

Thanks to the person who made that comment because now it all makes sense.

Know what doesn't make sense?

The fact that as of this morning, the new listing price $949,900.

$215,000 MORE than it was 1 day ago!!!!!!!!!

And $50,900 more than the original listing price from March.

I need to see these Loft conversion plans because having a garage entrance running under the house doesn't sound like a good reason to RAISE the price.
