RELISTED - 106 Crescent Road - ROSEDALE

If this house looks familiar, it's because it was listed at the end of June for $3,379,000.

It is 5+1 bedrooms, 6 bathrooms and it sits on a 36 x 138.73 foot lot.

It looked like this 3 years ago when it was priced at $1,649,000...

So it has been gutted and a lot of work has gone into it but the stairs are kind of in the middle of the whole house.

As for the style of the house, I really like it.  It actually gave me a bit of an Undercorate vibe but I was pretty certain the author of that book, Christiane Lemieux of Dwell Studio, lived in New York.

The relist price is $3,379,000, the same as the June listing price.  Back then, I said it was too high, unless it came with the furniture.  

I still think it is too high.

But the timing to relist was a good one considering that a similar house not too far away at 110 Park Road hasn't sold at $3,800,000.  It is a LOT bigger but I prefer the style of this house and this might be a less costly alternative for those looking at Park Road.

Both houses are overpriced, but I think this one will sell first.  They just have to go down to the high $2s, maybe even a little lower.  That stair situation is just really frustrating.

It still makes more sense than the house at 116 Glen Road though!
