RELIST/PRICE DROP - 42 Westmoreland Avenue - DOVERCOURT PARK

This house was first listed in March.

I posted it in mid-April when the list price was $899,000 and I said it was $100,000 overpriced.  Here is what it looked like then (the beginning is a little creepy)....

It is a 3 bedroom, 2 bathroom house.  It is big and has a lot of potential.  It is sits on a 31 x 91 foot lot so there is probably no yard and I think it is attached to a church.

At the end of April, the price was dropped to $849,000.  It didn't sell and was taken off the market (or maybe it did and there were issues?).

It has been relisted at $734,900.  These are the new listing pictures...

Sounds SKETCHY!!!

If you are wondering what Uffi is, it is 'Urea Formaldehyde Foam Insulation'.  

That doesn't sound good and since 1980, it has been banned.  But according to this sitethis article from the Star, and veteran home inspector Alan Carson of Carson, Dunlop & Associates Ltd., and John Caverly, of Building Inspection Consultants & Associates, it isn't an issue.

So why is it a big deal on the listing information?

Are the agents just being lazy or is this house a MESS?

Is there an agent out there who can explain this?

Whatever the meaning behind this description (did it actually sell in April and there were problems?), I do know that it would keep me away from this place!  Too bad because it could be good....

Assuming it's not a mess!
