SOLD - 122 Walmer Road - ANNEX

I was about to post this 5+1 bedroom, 4 bathroom semi in the Annex yesterday until I found out that it had sold.

It was listed at $2,175,000.

Here are the BEFORE pictures and floor plans of the house from when it was listed in either 2005 or 2006 for $849,000 (but it looks like it sold for $1,201,000)...

They did a really good job with the front.  They changed the third floor window which wasn't necessary but it suits the rest of the house.  I like the paint choices.

I am not sure why but the first thing that came to my mind when I saw the inside of this houses was Mr. Popper's Penguins...

(If you watched that whole trailer, you are probably wondering how I made it through the that whole movie!!  I know I am!)

There is something about this house that feels a little cold.

Mr. Popper's apartment had a bunch of stainless steel and so does this house....like that railing.  Perhaps that is what made me think of it.

First thing I would do would be to get rid of that railing.  I think that is what is most reminding me of that movie.  Without it, it is a simple railing like the railing at 140 Crawford Street.

This reno was done in 2007 but it feels like it was done more like 15 years ago.

I am not loving the placement of the stairs to the basement.  It takes up a lot of room.  I wonder how much it would have cost to have squared off the back of the house and put the stairs where those bikes are kept outside.  That way, there would have been a bigger area for some chairs in the kitchen instead of all those plants.

I don't love the half tile, half wood floor either.  That always bugs me unless the tile stops at some point near the front door.

But all in all, this is a good reno (why the posts though?).

The house is 3,000 square feet with an additional 1,200 in the basement.  It sits on a 33.33 x 127.46 foot lot, there is a private drive, a garage, and a good sized city yard (what is that thing sticking up by the table?  I would trip on that) and lots of living space.

The house was listed for 3 weeks.  It didn't sell for its asking of $2,175,000 but since this reno isn't for everyone, I would say the sale price was pretty fair.

This house sold for $2,050,000.

It's not the same style but maybe it's time for 405 Brunswick to list again, perhaps at $2,175,000 as well.....
