135 Glencairn Avenue - LYTTON PARK
Two years ago, this 4 bedroom, 3 bathroom house on a 50 x 189 foot lot was listed at $2,395,000.

There is absolutely nothing wrong with that house. The kitchen might not be for everyone or the paint colours but the house is really good.
But someone disagreed because it has been redone. Not sure if this was a flip either. I'm thinking it might be because there isn't a lot of personal stuff in this house.
I can't tell if the floors are new because they look like they have just been sanded but there was no wood in the kitchen before. It does look like they knocked down a wall between the kitchen and family room and have added a few windows. I like that marble in this kitchen though I can see some people really disliking it. I am not crazy about the marble behind the tv though. I would have preferred it if that whole wall was wood like the bookshelves.
The two upstairs bathrooms have not been touch at all. It looks like the only thing that has changed is the paint (is that Paper White?).
The backyard is the same as well.
Thing is, this house is no longer listed. It was listed in September and never sold but it is still on the broker's site. So my guess is that it is just 'suspended'.
It was listed at $3,175,000.
When it comes back on the market, will it be the same price?
My guess is that it will.
This house is big, the lot is huge, the house is done by a well known architect, and it is in a good location but there are a few problems at this price.
Firstly, there are only 3 bathrooms. This house needs another bathroom on the second floor and one in the basement. The living room/dining room seems king of cramped. And though there is a garage, it is really too bad that it is on the opposite corner of the house from the mudroom.
Compared to 123 Imperial that was initially listed at $3,150,000 until the price was dropped two times to $2,999,995, this seems like a bargain. But that house has 6 bathroom, just a really small yard.
Which leaves this at more of a $2,995,000 house.
But they will still relist it at $3,175,000.
