65 Roxborough Drive - ROSEDALE

I can't tell if this house is priced as a tear down or a fixer upper.

It is 3+2 bedrooms, 4 bathrooms on a 50 x 217 foot lot.  There are also 4 parking spots.  It was built in the 60s and was designed by Howard Chapman of Chapman and Hurst.

It is across the street from the Den Bosch and Finchley and Gluckstein designed house at 64 Roxborough that sold for $2,575,000 in June.

It is also down the street from the 70s build at 51 Roxborough Drive that seems to not need any work but is listed at $6,500,000!!

This house could use a lot of work but could be an amazing mid-century treehouse if it was fixed up properly.

The price is $2,490,000.

Considering that the slightly bigger house beside it at 67 Roxborough Drive that looks like it could use at least as much work sold in a week with a listing price of $3,195,000, this is probably the right price.  

It is a ravine lot, it is wide and it is deep.  The potential is huge.  

I think this will sell as fast and very close to asking.

But I wonder if it will get fixed up or torn down.  Could go either way....but it would be a good project for Superkül!
