If you are a fan of the Beaches and are looking for a small family home, this is a good option.

It's a little rough around the edges but it is a good house.

It is the standard 3 bedrooms, 2 bathrooms on a 25 x 100 foot lot.  There used to be a garage but that has been converted into a party room and there is front pad parking instead.

The house is good.  Not sure how the electrical is but that socket in the dining room makes me think it might not all be up to date.

The second floor bathroom looks partly done but not completely.  The basement is kind of tight but is good for a cozy family room or play room for kids.  And I never would have thought I would like yellow tile, but I really like it in that washroom/laundry room (even if it is 30 years old)!

The kitchen has been updated.  It isn't the fanciest kitchen but it looks good.  Not loving that tile but that is an easy fix.  And there is a good breakfast area off the kitchen leading to the backyard....

What is with the Beaches and hot tubs?

This house was listed in November for $1,229,000 but clearly it didn't sell.

It is now listed at $1,099,000.

For the house, I would say this is still a little high.  The house isn't huge and parts of it could use some work.

But if you want the Beaches, this house is south of Queen, it is near the beach, it is 2 blocks from Kew Gardens....

Just curious though, do the hot tub speakers come with the house?

And is that cat on the window sill going with the owners?

I don't think this house will last long.  The price is still a little high but for the location....
