266 Willow Avenue - BEACHES

On Monday, I posted a new build at 264 Willow Avenue in the Beaches.

It was really narrow, but as far as new builds go, I liked it.

Well, this house is right beside it and it is also a new build.  And it is from the same builder.

The house at 264 is listed at $1,499,000.  It is 4+1 bedrooms, 6 bathrooms on a 21 x 140 foot lot with a garage in the back.

This house is also 4+1 bedrooms, has one less bathroom but it sits on a 25 x 140 foot lot.  There is a garage in the house.

It is listed at $1,688,000.

Is it worth $189,000 more than 264?

There is definitely a difference there!

Inside, the houses are similar but I prefer the style of 264 Willow though they are both good new builds.

This house has been seriously staged.  And since they spent so much money on it and it didn't pay off when they first listed this house for $1,849,000 in August, they decided not to stage 264 Willow.

But is that grass cloth in the family room?  Not everyone loves grass cloth and that might put people off.

It shows REALLY well though.

So, will this sell now that they have dropped the price by $161,000?  Is that enough?

Is this house worth $189,000 more than its neighbour that I thought was priced well?

They have done a really good job with both of these new builds.

And yes, I think they are both worth their asking price.  The original price for this place was too high.  

But at the current price?

I don't think this will sit for long.
