FOR LEASE - 69 Old Forest Hill Road - FOREST HILL

This old Forest Hill house has been for sale for ages.

It was first listed in September 2010 for $7,500,000.  That is more than the house down the street at 61 Old Forest Hill that was for sale for $7,399,000 a little over a year ago.

Sure, it is 6+1 bedrooms, 6 bathrooms on an 80 x 200 foot lot but it is a little dated.  Look at that master bathroom sink!

But it is a good house with a renovated kitchen.  Unfortunately the cabinets don't really match the style of the oven area or the table.  They look like old cabinets that have been painted out but they are good inlaid cabinets.

And as you can see from the pictures, some work has been done on the dining room paint.   It was a simple change but though I don't love the white, it is soooooo much better than that green door and panelling.

But condsidering that the paint isn't the only thing that needs work in this place to justify a $7.5M (!?!) price tag, it didn't sell and the price was dropped to $6,500,000 in November 2010.

Again, it didn't sell and the price was dropped in April 2011 to $6,100,000.

For that price, I would much rather buy the place at 93 Dunvegan Road even though it is also overpriced (pretty sure it hasn't sold either).

Clearly, this price was too high and the house was relisted in February 2012 for a good drop to $5,495,000.

But again it was too high (it is a good house but is probably more of a $4,450,000 house) and it hasn't sold.

It is now for lease at $14,000/month.

That's $5,500 less than the house at 2 Montclair.

The 'For Lease' market of overpriced houses in Toronto is starting to get a little crowded.
