70A Melrose Avenue - BEDFORD PARK

This 4 bedroom, 5 bathroom house on a 25 x 150 foot lot steps to Yonge was first listed in September 2012 for $1,898,000.

That is only $42,000 less than the house at 140 Ronan Avenue that was bigger and better but not quite as close to Yonge.  It sold for $1,940,000 in April 2012.

This house was last listed in January 2010 for $750,000.  I am not sure what it sold for.

After being rebuilt and not selling at almost $2 million (wtf!?!), the price was dropped to $1,838,000 in October.

That price was too high still because again it didn't sell.  

This house might have 4 bedrooms but they aren't huge and I don't find the finishes exceptional.  They definitely aren't worth almost $2 million (again wtf!?!).  There is that stone tile stuff which is definitely not my favourite...is that a tv or a fireplace in the living room (no need to comment, I know it is a fireplace) and though they aren't part of the house, those rugs have to go!!!!!

Both those rugs and the styling furniture has to go!!!  Especially that $13 faux sheepskin rug from IKEA!!!  

I think that is meant for an office chair...

Or a dining room chair...

Or on the floor beside the bed...

 Or in a nursery...

(Except those are all real.)

This furniture clearly isn't being used and it is obvious that the builder isn't living here but is using the basement as his office....and his recording studio...

But he better not pack up his boxes or guitar quite yet because the price is still too high. 

This house didn't sell in October so they dropped the price again in December 2012 to $1,698,800.  That is getting closer but still way too high.

And because no one bought this house in December, the price was dropped AGAIN 2 days ago....

To $1,648,000.

They still need to go down.

This is a high $1.4 or low $1.5 house TOPS.  

The rooms aren't big and that deck is odd. 

This house will see another price drop.  

It is 4 bedrooms near Yonge though!  But that price is just too high.
