74 Brookdale Avenue - BEDFORD PARK
Two days ago, I posted a new build at 70A Melrose that was listed at $1,648,000. It has been listed since September when the asking price was $1,898,000. It was 4 bedrooms and 5 bathrooms.
This house is located a few streets away. It is also 4 bedrooms and 5 bathrooms on a slightly shorter 25 x 110 foot lot. It too has been listed for a while.
This house was first listed in November for $1,689,000.
The price has been dropped and, as of today, this house is listed at $1,599,000.
That is $49,000 less than the Fairlawn house.
If you were in the market for a 4 bedroom house in this neighbourhood and $1.6 was your budget, which house would you choose?
For me, it is hands down this house.
Though I like wine, the wine cellar wall in the kitchen is a bit of a waste of space. And what they call the family room in that kitchen really only fits 2 chairs.
But this is a REALLY well done house.
There is an elevator which some might consider a waste of space but according to the November Globe and Mail Home of the Week article about this house, one of the owners uses a wheelchair so it was a necessity.
The owners point out that accessible houses in the city are hard to find but my guess is so are people who need accessible houses, at least at the exact time they are trying to sell.
Though it would be ideal to find a buyer in need of an accessible house, the owner points out that as the elevator opens to the driveway, the elevator would be an advantage for a family with a stroller who want to roll their sleeping toddler up to their room with out waking them. A bit unnecessary but it would be good to have I guess.
This house is done top to bottom. And that is a pretty nice basement...
I think something that might be holding buyers back is the fact that there really isn't a family room. That space just seems too small and the wine cellar thing takes up too much room. Plus, that master bathroom with the open accessible shower might not be for everyone. And the 2 smaller bedrooms on the second floor look really small. So is the backyard.
But this is a great house.
Problem is, it's just a bit expensive, still. Hate to say it because I really like it, but the house isn't huge....
I think more like low $1.5s...tops.
