This 3 bedroom, 2 bathroom semi on a 16.17 x 167.83 foot lot in the Junction has been listed since November.

It's in a good location on a nice street, it is bright, the backyard isn't huge but it is nice, the rooms are a good size.....so, what's the problem?

Well, there is no parking but it doesn't look like parking is an issue on this street.

The house itself is a little tired and could definitely use a little fixing up but it is still move right in.

The basement isn't finished but it is clean.

The price is $699,900.

Don't forget that the house at 58 Annette that sold for $741,000 in April. It also didn't have parking. And even though it had more potential than this house, it was a rowhouse and on a much busier street. Plus, it needed a LOT of work to make it not so creepy.

So, is this house overpriced or just being overlooked?

I think it is a little overpriced.

With everything done, this could easily be a $780,000 house but that means a new kitchen, updated floors, a new bannister, updated washrooms...and all that could easily add up to $100,000. Throw in a fixed up basement and you add another $20,000.

That would mean that the price of this house would be better priced at $660,000.

But I think a little lower would be even better.

Maybe $649,000.
