SOLD - 1 Ridley Gardens - RONCESVALLES

I don't get this house.  

I suppose compared to what it looked like a year and a half ago....

This place is a masterpiece!

But actually, it isn't.  The first floor if okay.  The front hall is great but it's too bad the fireplace doesn't work.  It looks nice though!

The living room isn't huge and it is too bad they didn't open up that wall so that the living room and dining room could take advantage of that fireplace!  And so the furniture could be move away from the window.  Plus, that dining room area is really big.  I know, small table, but it is still big.  I suppose those pocket doors are nice to have though.

I like the style of the kitchen.  That window seems odd to me though.  It seems small and oddly placed but they clearly just worked around it.

Upstairs, the rooms are big and bright but it looks like they just worked with the floor plan that the house came with.  The bathrooms are ridiculously large and there are chairs where a bathtub should be or a toilet where a vanity should be, a bathtub where a shower should be, and a vanity where a bathtub should be....and no shower in one washroom and no bathtub in another.  And why the hardwood?  It makes it look like they just stuck the washrooms in what used to be closets.

The basement looks like it was dug out and it is large and bright too.  But it's kind of the best room in the house.

And there is no yard.  Just that porch where they left a window to remind everyone how creepy this place used to look.

It was listed in mid-January for $1,249,900.  When a reader (thanks JM!) sent it to me, I was kind of dumbfounded by it.

Don't get me wrong, I think what they have done is impressive.  I think it might be a first or second flip attempt though.  There are things that are a bit of a mess but nice work on the kitchen.

I didn't think this 4 bedroom, 3 bathroom house on a 47.4 x 70.5 foot lot would sell close to asking.  I thought it would sell closer to $1,050,000 and that it would be listed for a while.

It sold.......

For $1,210,000.

I guess it does have a garage and parking for 2 more cars and the basement is roughed in for a kitchen allowing for a separate entrance apartment....

But I am still dumbfounded.

This is going to be a crazy spring.
