SOLD - 89 Greensides Avenue - WYCHWOOD

There is a lot of brown in this 3 bedroom, 3 bathroom house in Wychwood.

I didn't know you could get so much brown staging stuff.  Those couches and carpets can go. The brown chair and sheets in the master can go. Then only other brown is the tiles in the washroom.  That isn't as easy to get rid of.  And that mantle.

Speaking of the mantle, the fireplace surround has that stone that I am not into.  I would be inclined to get rid of that stone and mantle and just drywall that thing.  Put a nice painting there or a tv (though I know some of you don't like tvs on top of fireplaces).......much better.

The kitchen has new backsplash, appliances, and cabinets though the handles make it look dated.  That is an easy change as long as you don't care if the handles are different than the appliance handles.  Plus, I am not crazy about the layout.  It looks as though that window is new and it is too bad they didn't make that a door and do cabinets all along both walls. 

The bathrooms are a bit dated though they are apparently new, especially the one upstairs.

This house was last listed in February 2011 for $529,000.  I am not sure what it sold for but it looks like the work that was put into it was that fireplace, the floors, appliances, and windows. And probably that front door.  

It was listed again after the renos in November 2012 for $769,900.  It didn't sell and a few weeks later, they dropped the price to $749,900.

Again, no sale. 

They listed it again a week ago at $699,000.

It sold in 5 days...

For $725,000.

Not bad.  And even though I don't like the fireplace stone, I kind of like that fireplace thing outside.  That is where that stone belongs.  Outside.

It's just too bad about the upstairs bathroom tile...
