This is 3 bedrooms, 4 bathrooms and it sits on a 16.42 x 78.42 foot lot.
It has been listed for just over a week.
They have done a reno (or is it a flip?) and though it is a little box store-ish, it is done really well.
The kitchen is nice. It is definitely a lot of grey but not in a too much, top to bottom grey, like a few new builds out there.
An even though that backsplash is the same as the backsplash in the Tim Horton's
I was in yesterday...
I would take it ANY DAY over having Dexter backsplash...
Like the house at 101 Wineva Avenue in the Beaches...
Everything else is also done well. I like the bathroom but would probably replace the pulls (same with the kitchen) but otherwise, there isn't much to complain about. All the furniture is great. I love the dining room chairs and that dog is cute at the fireplace (btw, wonder if the fireplace works).
It is a move right in house.
This lot isn't huge and there isn't much of a backyard but there is parking. And to have parking in this neighbourhood!?! That is a HUGE plus.
It is listed at $1,049,000.
So why hasn't it sold yet?*
Maybe it's the price and the fact that it is only 3 bedrooms. But the basement could have a +1 and it is roughed in for an income/in-law suite (which explains the walk-out).
If the house at 266 Carlton sold for $1,060,888 (though it had one more bedroom and bathroom), there is no reason this couldn't sell close to asking.
Even though this house has been on the market for over a week, I still think it could sell for list.
Maybe a little lower...somewhere around $1,039,000 (only because of the 3 bedroom thing).
But not a lot comes up in Cabbagetown and this is a great opportunity.
Plus, if your thinking that you really want more outdoor space and a south facing garden, you could always but your lawn furniture in the front yard like the neighbours...

*(UPDATE: thanks to the commentor for sending in the link below. Perhaps that is the reason this place didn't sell in the first week, not just the only 3 bedroom issue. That issue could definitely deter some buyers. But they have obviously done a good job fixing it up!!!!!!! And this is CLEARLY a flip.)
