48 Glenview Avenue - LYTTON PARK*

I wasn't going to post this house because the pictures aren't great (and all my posts are done based on the pictures)....  

But so many people have written in about it or commented on it, I thought I would give it my opinion.

It is 4+1 bedrooms, 3 bathrooms and it sits on a 28 x 261.5 foot lot!!!!  That is a lot of land.

It was listed in April 2010 for $1,325,000.  I guess it didn't sell and it was listed again in November for $1,495,000.  

Still no sale.   

It is now listed at $1,449,000.

So why isn't it selling?

Well, I think that though this is a great house on a great lot, it looks like it might need some updating.  At least the kitchen does though it is still more than okay.  And I am assuming the bathrooms need work since there are no photos.  

It doesn't have a family room either and I think that most people looking in this price point are looking for a family room.

Commentors are saying that the backyard isn't private.  It looks pretty private to me.  Maybe it isn't in the winter but what backyard is private in the winter?

This is a great lot for a new build, but at this price point, does it make sense?  Could this be a $2.5 million house when it only sits on a 28 foot lot?

I don't think so.

Any renos and additions that would need to be made to make it work as it is would bring it close to $2 million.

Could this be a $2 million house?

Yes, I think it could.  

I think it isn't a flipper's price but it is a price for a family who wants into this neighbourhood and are willing to do a little bit of work.  

So, why isn't it selling?

Good question.

Does the pool need work?  Perhaps that is just too costly and is a deterrant.  Of maybe people aren't into the salt water part.

If that is the case, I would say this is a $1,398,000 house (even though it didn't sell at $1.325 million in 2010).

 But that is a pretty amazing lot on a fairly quite street.  

If that is what you are looking for and are prepared to put in some money and effort to fix it up, this could be a move in and never leave kind of place.

PS. I'm curious what this place looked like before all furniture was replaced with staging furniture.
