64 Castle Frank Crescent - CASTLE FRANK (UPDATE)
This house is cute. It isn't big* but it is cute and it is done.
It is 3+1 bedrooms, 4 bathrooms on a 50 x 177.42 foot lot.
It's on a a very quiet cul-de-sac and though the location on the listing says 'Rosedale', I would call this more Castle Frank. But I am making that up because I don't know the official name for this neighbourhood.
I suppose I could call it St. Jamestown or North Cabbagetown but those aren't right either.
The long and the short is that this is kind of in a weird pocket and it deserves its own name. It is 2 streets just south of Bloor Street East, across the street from Castle Frank subway station.
This area has always kind of reminded me of Foxbar at St. Clair and Avenue. It is a bunch of interesting old houses that seem like they are kind of in an odd location because they are just the one street. Kind of like the house on the cul-de-sac off of Bathurst at 11 Ridgewood Road.
But all these streets are the kind of street where people never leave. They move in, find a community and love it.
Unless you aren't that kind of person.
And if you aren't that kind of person then the asking price is probably too high.
Which would explain why this house has been on the market for a while now.
It was first listed in April 2012 for $2,495,000.
It wasn't selling so they dropped the price a month later to $2,389,000.
I guess it never sold so they have listed the house again with a price drop.
This house is now listed at $2,289,000.
This location REALLY needs the right buyer. Unless they can find that person, this might still be a tough sell.
*(UPDATE: I stand corrected. According to a commentor below, this house is 3,000 square feet. Because of things like the smallish kitchen and what seem to me to be some tight rooms, I said it wasn't 'big' but cute. Regardless of the size, the house still comes across as 'cute' to me which isn't a bad thing. I also just noticed that attic door in the bedroom. That is a BIG attic door.)
