It must have gone over if the house at 192 Fulton sold just 10% lower at $591,000!
This house is 4 bedrooms, 4 bathrooms and it sits on an 18.92 x 92.9 foot lot and if you are worried about the quality, the listing has pictures of the work in progress (nice touch!).
I don't love the look of the cedar wall at the front but it is much better than the white siding and once it weathers, it will probably look good with the grey.
I do think it would have looked better if they had left some brick unpainted though, if not all of it.
But compared to what it was, it looks much better.
Inside is a pretty typical flip but the kitchen is better than most. It seems like it has a lot of storage though and those upper wall cabinets weren't needed. Open shelving would have looked really good here, especially if the cabinets are glass with interior lights showing everything anyway. But I wouldn't say there is a lot to complain about (except everyone looks at your bum as you load the dishes and people might not like that it might be IKEA). The layout is good though and they put a bar fridge where the entertaining is happening instead of putting the stovetop there like the house at 936 Carlaw.
The rooms upstairs are a good size. There are only photos of one bathroom and it doesn't have a full sized tub. I assume there is one somewhere though.
The laundry is also on the second floor. I like that.
The only thing is there is no parking.
The asking price is $1,079,900.
Considering that the 4 bedroom, 4 bathroom semi at 161 Browning was on the market for a long time after being listed initially at $949,000 and ultimately selling for $915,000...
Or that the 4 bedroom, 4 bathroom house at 140 Fulton never sold at $979,000 (when is it getting relisted?)....
This is probably overpriced.
Then again there is that 3 bedroom, 2 bathroom house at 184 Fulton that could use some work and it sold for $1,050,000!!! But it did have parking every other week....
Still, I think this is a little overpriced.
Especially since it looks like there is no backyard.
I think this will sell for closer $959,000...maybe up to $989,000 if the parking isn't an issue. If the backyard is a good size, I would go up to $989,000.
P.S. What kind of staging is THIS!?!
