20 Metcalfe Street - CABBAGETOWN
This house is tired but it could be amazing!
The inside kind of reminds me of the detached Moss Park house at 298 Berkeley that sold for $1,050,000 last May but then fell through and was relisted in September and finally sold again for $915,000.
Like the Berkeley house, there are a LOT of original details in this house like the foyer doors and the floors. I the doors are fine but those floors aren't working for me.
I love the placement of those stairs though! Most of these houses have a staircase going straight up the wall and I like how this is broken up even if it does take up space.
But it doesn't really matter because this is a wide semi. Well....it's not that wide at 16.83 x 122 feet but it feels wide!
There are 3 bedrooms and 3 bathrooms with a family room at the back. Currently it is set up as a breakfast area but the whole kitchen area is big enough for a good kitchen and a comfy couch.
And those windows are great! Not sure they are in the best condition but they are great.
A simple white kitchen would look great in there with an island like the one at 269 Bain Avenue that recenlty sold for $1,015,000..
And maybe new floors like that too...
Or, if you aren't into the white, perhaps a kitchen like the house at 369 Wellesley Street East that sold for $1,200,000....
I really like the black tile in the upstairs bathroom. Too bad it has to go because that bathroom needs to be redone and the tile is falling off around the tub anyhow.
If you needed another room, it could make sense to make the third floor into the master (there is already plumbing up there for a good bathroom) and use the dressing area of the current master for another bedroom.
Apparently the basement is finished so playroom/family room could be moved down there and then this is a 4 bedroom house.
And there is one parking spot.
This house is listed at $949,000.
It needs a lot of work but it could be great.
I think this place will go fast and over ask but not too high. There is just too much to do.
This house will probably go for $987,000.
If the house at Wellesley could sell for $1,200,000, this could easily be a $1.3 house with $250,000 worth of work.
