77 Badgerow Avenue - LESLIEVILLE (UPDATE)

This is a 4+2 bedroom (though one is on the main floor), 3 bathroom detached on a dead end street in Leslieville.

I am not into all the wood and the wood blinds but this house has a lot of potential.  It sits on a 25 x 105 foot lot and it has 2 lane parking spots.

Though there are no pictures of the bathrooms, I assume they are along the same lines as the rest of the house and are kind of brownish.  But I think they are probably pretty clean.  Just look at how clean and organized that closet is.  And those shoes have been really well taken care of meaning so has the house!!!

This house is listed at $789,000.

Is that the right price?

It's hard to tell.  There is that bedroom on the first floor plus an office which could possibly become a family room instead of having the tv in the living room (though I am not sure exactly where those rooms are located).  And opening it up could be costly.  Everything else seems to be merely cosmetic.

But this is a detached house.  

Considering that the 3 bedroom, 12 foot wide row house down the street at 54 Badgerow sold in September 2011 for $651,000, my guess is that this is going to go over.

Sure that place was completely renovated but it was small, I don't think it had parking, and it was a row house.

This house is a great opportunity to do a reno or move in as is. 

My guess is that this place could go up to $889,000.  And if there is a buyer that doesn't mind the small backyard or not being located super close to Queen....maybe even $915,000.

UPDATE: I have added pictures for this house and the floor plan!  It has taken me forever because the computer I am currently working on is terrible and I might throw it through the window soon.....but there is a floor plan!!!

And that first floor could be great.  The second floor could use some work, but overall, this house has a lot of potential.
