This house at 31 Maple Avenue is a beautiful old heritage home in South Rosedale. It is 6 bedrooms and 5 bathrooms on a large 72 x 195 foot piece of land with a huge coach house in the back.
It was last for sale in 2008 when it was listed at $2,800,000 and sold for $2,775,000.
It was a multiplex and the buyers converted into a single family home.
But they only did the first and second floor. And the reno is not at all what you are expecting.
This house was first listed in January for $4,495,000.
I thought it would be a tough sell at the price because the renovation wasn't complete. Plus, the person who would buy it and complete it would probably want to make changes to what has been done.
It didn't sell and the price was dropped last week to $3,950,000.
I still thought the price was a little high but it sold...
Just under at $3,900,000.
Considering that the gutter (which is currently being gutted) at 117 Glen Road that sat on a 85.42 x 304 foot lot sold for $3,218,300 in April...
This is a good price....
