SOLD - 5 Butternut Street - PLAYTER ESTATES (UPDATE)

This is a 5 bedroom, 5 bathroom house on a 29 x 100 foot lot in Playter Estates.

The photo below shows what it looked like in September 2011 when it was listed for $875,000.

It is very possible that this is a 'rebuild' but it could be a new build.

But it is clear that it was a flip.  

I did have a reader email me though and tell me that I have the whole flip/renovation lingo wrong.  

According to the reader:

Patch Paint Clean up.

Back on market in 2 months or even weeks

I consider a flip to be any property that was bought with no intention to live there but to fix it up, whether with paint or a back to the studs reno (even a new build), in order to make a profit.

Like this house.

Sure, it this was back to the studs with a third floor addition.  Or it may have even been a new build.

But it was intended to buy the house, flip it, make a profit.

And they did.

This house was listed at $1,899,000.

Parts of it are not my style but it is a solid house with lots of room.  Not quite as fancy as the house at 20 Kilbarry Road in Deer Park but very similar and with a MUCH bigger back yard (even though this one still isn't huge).

Basically the exact same

So....obviously the same builder.

20 Kilbarry was listed at $2,399,000 in December before dropping the price to $2,299,000 in January.  

It still hasn't sold.

This house on the other hand sold overasking in just 3 days...

For $1,975,000.

UPDATE:  below are the pictures of the interior of this house before the 'rebuild' (thank to the commentor below for confirming that)...
