SOLD - 74 Givins Street - TRINITY-BELLWOODS
This house was listed in June of 2010 for $829,000.
It didn't sell so the price was dropped in August 2010 to $799,000.
I suppose it never sold then either because it was relisted in March 2011 for $799,000
This is what it looked like inside...
The pictures below show what the house looks like now.
It's hard to tell that this is even the same house!!!
They have done a great job. As far as exposed brick goes, I really like it here. It's the colour and the fact that it is set back with the white walls on either side.
It was a good idea to open up the stairs and put a washroom under there but I think I would have put the door around the corner so that it opened to the wall, not the living room. Perhaps there wasn't enough room for a sink that way though.
It has those weird up/down stairs that were also at 263 Rhodes in Leslieville and 106 Crescent Road in Rosedale (which looks to still be on the market 'exclusively'). I am not crazy about the up/down stairs but doing the opening under the steps takes away from that.
The kitchen is simple but dressed up with the countertops and I like how it extends through to the family room that now has a skylight ginving the house soooo much light (seriously, this does not feel like the same house).
The bathrooms are redone. They aren't super super fancy but they are really nice.
This 4+1 bedroom, 4 bathroom house on a 15.25 x 136.58 (why no photos of the backyard?) and 1 parking spot was listed at $899,000.
Considering that it was listed at only $100,000 more than the last listing before the work was done, I assume they were hoping for a bidding war.
And they got one!
This house sold in 12 days (?)...
For $1,057,000.
Wonder if they are going to fix up the front so the next listing front photo doesn't have to look like this....
