107A Cottingham Street - SUMMERHILL

Though the brick on this house isn't the best and the style of all the furniture inside might not be your thing (it isn't for me), this is a great house.

It looks REALLY well taken care of, it has a good front door, new wood floors (which probably aren't as shiny in real life), it's bright....

The listing says it is 4 bedrooms and 5 bathrooms but it is currently set up as 3+1 bedrooms with a second floor family room.

All the bathrooms are good, there are no pictures of the basement but it is finished....the kitchen is fine but could be redone, updated, and rearranged to create a small family room...

The only problem is the proximity to the train tracks...

But like the house down the street (which, if you replace that front hall wallpaper, I take back that I didn't love the house and have to say that I actually really like it!) at 121 Cottingham that sold for $1,310,000....

If you are good with the train, this house is a deal!

It is a lot of bedrooms, it is done, it has a garage, there is basically no traffic as it is a dead end, and it is right across the street from a great public school and park....

This house is priced at $1,365,000.

It will go fast and probably close to $1,385,000...maybe even $1,425,000 (depending on if the buyer wants to redo that kitchen or not).

P.S.  Is that bathtub in the bathroom with the faux window/painting super small or is it just the picture?
