37 Castlewood Road - ALLENBY
This is a 3+1 bedrooms, 2 bathroom house on a 25 x 110 foot lot in Allenby just steps to Eglinton West.
It is located just up the street from the house at 24 Castlewood that eventually sold for $890,000 in January. That house probably needed more than just new paint but it could be a good house.
This house already has the paint and the updates and is more than move right it.
The floors on the first floor look like they may be getting a little worn but they look like they will be good for a while. The kitchen isn't huge and doesn't have the nicest countertop but that wouldn't be a super expensive change, assuming you like the kitchen as it is.
And in this house, I like that it isn't open like a lot of houses. But that could also be done for under $75,000, with a new kitchen on top of that.
The upstairs is good with good sized bedrooms and an updated bathroom and the basement is good.
The only problem with this house is that there is no parking.
But unlike 24 Castlewood, this house is farther away from Eglinton. Close, but not too close.
And as I mentioned, move right in. But if you were to decide in future that you want more space, just add a huge addition in the back like the neighbours did...
This house is listed at $949,000.
Sure, it doesn't have the parking like 24 did (which might be a dealbreaker for some especially considering the family nature of the neighbourhood) but this is move right in. And it is good.
This house, in this neighbourhood, won't sit for long.
Though it won't go WAY over, it will probably go close to $989,000. If it weren't for the parking issue, I would say closer to $1,025,000.
P.S. I really like that fire grate. Is that something you can buy anywhere or was that custom?
And I almost forgot! What's with the
Hermès obsession?
I think someone in this house either once did, or REALLY wants to one day, live in Paris.
Who knows! Maybe that is where they are moving!
