75 Mackenzie Crescent - BEACONSFIELD VILLAGE

This house isn't huge and at 12.33 x 100 feet, I am a little surprised they haven't opened it up.

In fact, they have hung a door from hooks in the doorway into the living room so that isn't functional!  Wouldn't that make it seem even more cramped?

But even though this house isn't wide, it is still charming.  I don't love the tile in the kitchen or the fact that the stove is so far from the oven, and that bar thing is a bit odd on the second floor, but this is a good house.

I am curious about the second floor washroom though.  They only show the basement washroom.*

Plus, the listing says that the built-ins in the basement are not included but I don't get how they come out or where they would go.  They are built-ins!

This house is 3 bedrooms and 2 bathrooms.  It has a south facing backyard and there is a detached garage with parking for one car.

It isn't as nice as the house around the corner at 20 Mackenzie that was listed at $779,000 and sold for $836,000 in September.  It also isn't as big but that place didn't have parking or a finished basement.

The listing price for this place is $729,000.

So, does an asking price of just over $100,000 LESS than what that house sold for sound right?

This is a good house but I really think it could benefit from being opened up.  And that wouldn't be a cheap reno.

But it offers a lot for the location.

I don't think this will go for asking but it will be close.
