Who is looking for a blank slate in Roncesvalles!?!

Well, here it is......!

This is a 3 bedroom, 2 bathroom semi (though it is actually a row house) on a 17.33 x 118.29 foot lot.

It has had the same owners for the last 55 years so there is probably a lot of electrical and who knows what else going on but this house could be anything!

If you wanted, you could turn it into something like the house at 142 Galley Avenue that was done by Studio Junction and is located beside the detached house at 144 Galley Avenue that recently sold for $1,023,000...

Is this getting confusing?

Basically, what I am trying to say is that you can do anything with this house....

When 142 Galley was listed years ago (not sure exactly when but thinking it was pre-2008....), the asking price was $349,000.  It sold for $347,000.

Considering that the done rowhouse at 46 Fermanagh just sold for $852,777, I think 142 Galley could probably sell for low to mid $9s now.....

So, what does that mean for the $589,000 asking price of THIS house?

 Is it too high?  Can a full gut and reno be done for $300,000?

Yes.  Definitely.

Or you could just do a clean up, new kitchen, new baths, new fence and it is easily a high $7 house....

So, what's the guess on the price....?  

I'm going to go with $613,000.
