PRICE DROP - 125 Macpherson Avenue - SUMMERHILL
This house in Summerhill is a good example of house where you can't judge the inside just by the front. If it is a good house on a good lot, you can create a LOT of house for yourself.
While this house looks charming from the front, it actually has a big addition at the back with huge windows and it has been completely modernized inside. It is a 2+1 bedroom, 4 bathroom house on an 18.75 x 120 foot lot with 2 parking spots (which is very good to have on this busy street).
Though I really like the interior, this is still only a 2 bedroom house.
So...an asking price of $2,195,000 seemed to be all kinds of crazy.
Especially when you consider that a house just on the other side of Avenue at 218 Cottingham Street that would probably be attracting a similar buyer sold for $1,490,000 in June, it was going to be really hard to find someone who would pay $600,000 more for this place.
And it has been. The price for this house has dropped.
It is now listed at $2,095,000.
As I said in my previous post about this house, I can see someone paying $1,655,000 for this house...maybe even $1,750,000.
But not $2.2...or $2.1.
Even if it is closer than the Cottingham house to the fancy shops and restaurants on Yonge.
