PRICE DROP - 71 Rosedale Heights Drive - MOORE PARK

When I posted this 4 bedroom, 4 bathroom house in Moore Park a couple of weeks ago, I thought it would sell fast and over asking.

It was listed at $1,769,000 and I thought it would sell for $1,850,000.

Sure, the kitchen needs to be done and the upstairs is a bit odd but it is a really great opportunity to get into this neighbourhood.

So, why don't you think it sold?

Was it the kitchen?  Or the wierd loft layout in the master bedroom?  It couldn't have been the lot depth because the house in my last post at 116 Ridge Drive just one street south of this house had the same lot depth and was actually narrower at 42 feet versus 50.

And though it did have a master ensuite as one reader pointed out, it would mean the other washrooms were located on the second floor and the other in the basement.  So, no first floor washroom.

And that house sold for $2,100,000!

So, why didn't this place sell at its original price of $1,769,000?

It could be great with some work that wouldn't be too crazy and it would still be less than the sold price of Ridge Drive.

Which is why I can't imagine this place sitting much longer at the new asking price of $1,669,000.

Or is that second floor just super wonky?  If not, I don't get it.
