222 Shaw Street - TRINITY-BELLWOODS

This is a 4+1 bedroom, 4 bathroom rowhouse on a 16.58 x 121 foot lot.

If you aren't picky about the fact that this is a row house, then this is a great house.

It is has high ceilings, new floors, at least one new bathroom, a new kitchen...

Speaking of the kitchen, it's hard to tell but it is possible that this is IKEA.  I don't have a problem with that at all but there are people that do.  BUT....there is floor to ceiling wine rack that seems to be full of Pellegrino!

I don't love the breakfast room as opposed to a small family room but it is possible to put 2 chairs there.  The kitchen already has a lot of storage and it just doesn't seem necessary to have even more storage there rather than a tv and couch.  Or maybe those cupboards are hiding a tv!  In that case, this room needs a couch!

The master is a good size with a walk-through closet to the renovated bathroom.  It is shared with the other bedroom on this floor but if you have young kids, that isn't a big deal.  When they get older, they can go upstairs where there is another washroom and the second floor could become an office.

The basement has an apartment with a separate entrance but it isn't closed off to the main floor so could easily become a play area or basement family room.

And there is a good backyard with a detached garage.

Considering that the 3 bedroom house at 201 Shaw (that I posted on the 'And it went for' post for the house at 13 Foxley Street) sold for $905,000 and it needed updates to the bathrooms....

Is it crazy that this house is listed at $1,190,000?

I don't think so.  

I think this house will sell fast.  Perhaps up to $1,235,000.  Maybe even a little higher.

Especially if there is someone out there who isn't bothered that this is a row house (or that they forgot to paint the interior of the front door when they were painting the outside trim).

P.S. Is that a cat door on the basement door?
