23 Geoffrey Street - RONCESVALLES

This 4 (though it is really 3+1) bedroom, 3 bathroom semi on a 20 x 127 foot lot has recently been renonvated, at least in the last 5 years.

It was last listed in 2008 for $529,900.

I really like it and it is move right in.  I am just a little confused about the kitchen.  It's kind of like a boat kitchen where you can do everything from one spot...

But everything else is great.  The bathrooms are done, the floors are new, they left the original fireplace which I love, the bedrooms are a good size....

I am just not sure I would call this 4 bedrooms.  I guess you could move the master upstairs (though it would probably be a little tight) and make the big room on the first floor into a kid's bedroom if you needed.  Or leave the third floor bedroom as a family room/office and use it as a guest room when needed.

The basement is done with a laundry room, bathroom and mudroom....

And that backyard is great.  Is that real grass?  I thought it was fake grass until I saw the hose.  What is the point of the hose if this is fake grass!?!

On top of this, there is a garage and parking for 2 cars.

This house is listed at $824,900.

It's obviously going over.

But how much?

Well, if the smaller 3 bedroom, 2 bathroom row house at 46 Fermanagh Avenue sold for $852,777....

And the house at 104 Fuller Avenue that was on a corner lot that sold for $852,000 in the fall...

I would say high low 9s.

But then there is that house at 93 Pearson Avenue that needed work and sold for $986,000 last April.

If they find someone who is okay with the kitchen layout, I think this is going to sell closer to $945,000, unless that 3 floor bedroom shows bigger than it does in the pictures...and they find someone who loves that kitchen layout...then I would say $960,000.

But I am going to stick with $945,000.

It does show really well though...
