35 Glengrove Avenue East - LAWRENCE PARK (UPDATE)
If you liked the house at 15 Glengrove Avenue West that sold for $4,260,000, then you might be into this house as well.
Personally, I am not into the style and find it dated and dark. But it could be amazing with work.
It is 6 bedrooms and 6 bathrooms on a 100 x 135 foot lot.
It is listed at $4,295,000.
It was first listed in February for $4,695,000 until they dropped the price at the end of April.
Why did 15 Glengrove sell quickly and this didn't?
Well, I think the location isn't as good. It is a dead end street but there aren't a lot of houses on it. It's kind of isolated (though some might like that).
And though I think they both need work, this could use a more updating.
For example, what is THIS!?!
I have never seen anything like it.
But I really like the exposed stone in this house, especially on that porch.
It reminds me of the porch in the house at 289 Pinehurst Road in Paris, Ontario.
This is a grand home and could be AMAZING. I just think it is overpriced.
I think it will see another price drop before it sells. Unless they are willing to take a mid to high offer in the $3s.
But imagine if this coach house was still part of the property...
THEN it would have gone for $4.6.
But as is, I think it is still a little high at $4.3.
UPDATE: Thanks to the reader for commenting about the Glengrove Substation at the corner of this street and Yonge Street. It is called 'The Castle' and until today, I had no idea this was a substation...
How did I not know this!?! The 3 Hydro trucks out front might have been a give away!
But like Rathnelly and parts of Sumemrhill and Rosedale, two of the most expensives neighbourhoods in Toronto, that are also near substations, some undisguised, I don't think this should effect the price TOO much.
