469 Euclid Avenue - LITTLE ITALY NOW (UPDATE)
The first thing I thought of when I saw the outside of this house and those windows was the 4 bedroom house at 140 Crawford Street that was renovated by Halina Catherine and Melissa Davis of HCMD Design in collaboration with Mattu Building Specialists and sold for $1,600,000.
But the inside is not the same, at ALL.
This is a flip and it is fairly flip-ish unlike 140 Crawford.
Remember that gutter that was listed at $1,175,000 last June?
The one that dropped the price to $999,000 two weeks after I posted this...
This place isn't selling for asking.
$1,175,000.
But it eventually sold in October for $937,500?
Well, this is it!
Seven months later, it is listed again after being completely renovated.
It is 4+1 bedrooms, 6 bathrooms on a 20.5 x 127 foot lot with a detached garage.
As far as a flip goes, it isn't bad at all. I don't love that fireplace thing and I am mixed on the stairs (they are airy though!), but the rest, from what can be seen, looks good.
But why is the bathroom open to the bedroom? That makes me crazy. It does look like it might be possible to add a sliding door for privacy though.
This house is listed at $1,795,000.
As far as flips go, this one is okay....but $1.8!?!?!
But get that staging furniture out of there and this place could look pretty good...just not $1.8 good.
P.S. Looks like the neighbours did some reno'ing themselves. Wonder if that place is going to be listed soon as well!

And what a difference it makes!
This house shows really well, except for the no railing around the basement stair 'pit' and the little gap under the kitchen island.
But otherwise, this is a really good flip with a master bathroom that is NOT open to the bedroom. There is a pocket door there. And 2 closets!
This house shows really well but I still think it is overpriced.
Is this a $1.6 house like the one at 140 Crawford Street?
Maybe.
But definitely not $1.8.
