744 Logan Avenue - RIVERDALE
This house isn't sitting for long.
It's the kind of house that you either LOVE or you think it is good, just not for you.
For the price, there are other houses I would prefer but this is a 4 bedroom, 3 bathroom detached house on a 20 x 110 foot lot with 2 parking spaces.
Like the house at 756 Logan Avenue with the boring streetview couple, it overlooks Withrow Park but that house was listed at $1,899,000. The lot was 7 feet wider though.
This house is listed at $1,469,000.
And it is done.
There are no pictures of the backyard but you can kind of see it through the back door and it looks good. It isn't grassy but it looks like it has flagstone.
All the bathrooms are done, the kitchen is done (though not my favourite), the floors are new, the windows are new.
I am not sure if it is a flip but it was last listed in April 2011 for $887,000.
Considering that the house in my last post at 71 Millbrook Crescent sold for $1,160,000 and it was not in as good condition as this house, I can't imagine this will sit for long.
But if the house at 219 Bain that also wasn't in as good condition but was a similar size and first floor layout sold for $1,265,000, is this priced too high?
Well, it is done, it has parking, it is detached, but the back of the house could use more windows and the style might not be for everyone.
I think this will sell right around list though.
