This is a really good flip.
The living room is a little tight because of the closets at the front door, and the fact that this is a 4 bedroom house but only has 2 bathrooms is unfortunate....
But I basically like everything else about this place.
It sits on a 17.5 x 122 foot lot.
It isn't everyone's ideal location but that didn't the 3 bedroom house at 57 Bloomfield Avenue that was listed at $749,000 sell for $826,000.
This house has been completely done top to bottom by a company called ModernKind. It has great floors, the ceilings are high, the bathrooms are good.
There is basically no storage in the bedrooms but that didn't effect the sale at 75 Victor Avenue.
I would just check those cupboard in the kitchen. They look a little uneven.
Otherwise, this is a great house on a nice street.
This house is listed at $899,900. Because Bloomfield sold at $826,000, I would say this is a little high but it is a much better house. There is no garage though and the backyard is on the north side of the house.
I don't think this house is going to sit for long but will it go over $900,000?
If it had one more washroom....definitely.
But without it, not so sure.
I am thinking basically right at list....
maybe $915,000.
Too bad about that washroom though.
